To achieve our corporate objectives, we will apply a comprehensive and proactive growth strategy, which will focus on the office and retail segments of the market in regions across Canada and will be both internally and externally oriented.
Internal Growth
CANMARC’s internal growth strategies are:
- Nurturing existing tenant relationships, ensuring tenant retention and accommodating tenant growth, including by facilitating the provision by third parties of additional services to our tenants at the best available cost to us and to our tenants;
- Filling property vacancies quickly at the best available rates and lowest possible transaction costs;
- Increasing rental income and minimizing operating expenses by pursuing a proactive leasing program and practicing preventive maintenance and repair of properties;
- Providing value-added property management through an integrated and internalized management structure;
- Maintaining asset class and geographic diversification within our portfolio by continuing to own, acquire and manage real estate properties across Canada with an emphasis on the retail and office asset classes; and
- Pursuing expansion and redevelopment opportunities within the REIT’s portfolio to meet the needs of existing tenants and to attract new ones.
External Growth
CANMARC’s external growth strategies are:
- Acquiring stable income-producing properties that are accretive to CANMARC’s portfolio, mainly within the office and retail asset classes, as well as properties that can be repositioned by using our redevelopment, leasing and repositioning expertise; and
- Expanding deeper into existing geographic markets where we already have a strong presence, including the Greater Montreal Area, Atlantic Canada and Calgary, and into new adjacent geographic markets where we can exploit our competitive advantage and move toward a broader national presence.
